Private ownership is when you as an individual own a property in Croatia. Up until Feb 2009 you needed to obtain permission from the Ministry of foreign affairs in Zagreb to legally own the property. The Ministry ensured and verified that the buyer was a citizen of an approved country and that the proposed property is permissible to buy. British subjects ARE and were permitted to buy in Croatia thanks to a reciprocity agreement with Croatia. Other countries that benefit from reciprocity are the USA, France, and Germany amongst others. If you are not sure if your country has a reciprocity with Croatia please contact your Embassy Advantages and disadvantage of private ownership The main advantage of private ownership is that within 4 -6 weeks you can move into the property and set up your Croatian home without any worries about accountants, book keeping, vat returns. Also you are not required to pay the Real Estate Transfer Tax, which is 5 % until your are the legal owners of the property and your details and O.I.B number are in the land registry book. The biggest disadvantage of owning the property privately is that under the current real Estate laws in Croatia it is NOT permitted to rent the property to tourists. If you are planning to move on a permanent basis to Croatia then you should contact your Embassy and check on the residential visa requirements.
