The fees for lawyers in Croatia  vary and again prices quoted can be misleading, you will often see advertised 1 %  - but this is mainly for Croatian citizens or for people  who do not require much work to be done on there behalf , i.e. straight forward contact.

As a foreign citizen whether buying privately or via a Croatian company the lawyer will be employed to do a lot more for you. With this in mind you can expect to pay between 2% and 3% of the property selling price. Although for large real estate transactions it is possible to pay around  1.5 % of the sale price

Croatian lawyers fees are governed and set and work on a sliding scale of work to be carried out , this in theory keeps all the Croatian lawyers fees on a par however there are those that charge quite a lot more .If you are in any doubt then ask your lawyer to see the sliding scale price guide, it is in Croatia but the numbers are the same and ask for a explanation.

The Croatian lawyer will check all ownership details and will ensure that the property or land has clean ownership and that there are no burdens on the property.  This should have been done by the real estate agency that you are buying from but it is always a good idea to have the lawyer officially check from you. The lawyer will check build description and make sure that all building regulations have been adhered to and that the property has passed all relevant inspections.

All final contracts should be prepared by the lawyer or your qualified Real Estate agent. If you buy privately then the lawyer applies to, and deals with all the governing bodies including land registrars , courts, tax offices and  if requested to do so ,will apply for the O.I.B number.

yes But ask yourself why   Do they speak Croatian Do they know the latest laws in Croatia   Are they on the pulse of Croatian  law    and do they have it  at their fingertips   The answer is easily answered.  No  they don't , all the  British based lawyer will do is farm the work out to a Croatian lawyer who works in Croatia and charge you a nice price for the service. You will then end up not knowing who exactly is your lawyer.
