In Feb 2009 the law changed for European citizens buying property and real estate in Croatia. The new law states that you do now not have to apply to the ministry in Zagreb for permission to own the property.

This is obviously good news for those looking to invest into the Croatia real estate market, as the process before could take anything from 6 months to 4 years. There is still a little paper work involved and you will need to apply for an O.I.B number which you can do in most mayor cities and is usually found at the courts. The Real estate law change allows you to purchase the property for your own personnel use It Does NOT allow or permit you to run a business from the property such as tourist renting. For this you will still need to open a Croatia company. At around the same time as the Real estate law changes the Croatian government also brought in new laws and conditions for estate agents and when buying property in Croatia you should make sure that your agent is qualified. On display in the real estate agency should be a certificate stating that they are qualified and insured. If they are not then leave immediately.
